If you've been considering buying or selling a Surrey townhome, Langley townhome, or any property in the Fraser Valley, July's market statistics continue to tell a clear story: buyers have more selection, more negotiating power, and improved affordability than they've seen in several years. Meanwhile, sellers who price strategically and market their homes professionally continue to achieve successful results.
While borrowing costs and economic uncertainty continue to influence buying decisions, many qualified buyers are discovering opportunities that simply weren't available just a few years ago.
Townhomes Continue to Offer Outstanding Value
For many buyers, townhomes for sale continue to represent one of the best values in today's Fraser Valley real estate market.
They offer significantly more living space than many condominiums while remaining considerably more affordable than detached homes. Whether you're a first-time buyer, growing family, investor, or downsizer, townhomes continue to strike an excellent balance between affordability, functionality, and lifestyle.
In July 2026, the Fraser Valley benchmark price for a townhome was $757,300, representing:
- Down 0.9% compared to June 2026
- Down 7.1% compared to July 2025
As prices continue to adjust, many buyers are finding themselves able to purchase larger homes or move into more desirable neighbourhoods than they previously thought possible.
Today's Buyers Have More Choice Than Ever
The Fraser Valley remains firmly in a buyer's market, with a sales-to-active listings ratio of just 11%, below the 12%–20% range generally considered balanced.
At the end of July there were:
- 10,044 active listings
- 2,836 new listings
- 1,089 completed sales
Inventory remains approximately 32% above the 10-year seasonal average, giving buyers the luxury of comparing homes without feeling pressured into making quick decisions.
For buyers searching Surrey townhomes for sale or Langley townhomes for sale, today's market provides opportunities to negotiate price, conditions, completion dates, and other favourable terms that were much more difficult to achieve during the highly competitive markets of previous years.
Homes Are Taking Longer to Sell
The pace of the market has slowed compared to recent years, giving buyers additional time to complete inspections, financing, and due diligence.
Across the Fraser Valley during July:
- Detached homes averaged 40 days to sell
- Townhomes averaged 40 days to sell
- Condominiums averaged 46 days to sell
For sellers, this reinforces the importance of preparing your property properly, pricing it competitively, and investing in professional marketing. Homes that are priced correctly continue to attract buyers, while overpriced listings often remain on the market significantly longer.

How Detached Homes and Condos Compare

Detached Homes
The Fraser Valley benchmark price for a detached home reached $1,335,200 in July.
That represents:
- Down 1.1% from June
- Down 8.3% compared to July 2025
Condominiums
Apartment and condo prices experienced the largest year-over-year decline.
The benchmark price for a condominium was $469,500, representing:
- Down 1.4% from June
- Down 9.1% from July 2025
For first-time buyers, today's condos for sale continue to provide one of the most affordable entry points into the Fraser Valley housing market.
Langley and Surrey Continue to Offer Strong Opportunities
Many of my clients focus their search in Surrey and Langley, and both markets continue to offer excellent opportunities.
Langley Townhomes
The benchmark townhome price in Langley was $811,400, representing:
- Down 0.2% from June
- Down 4.9% compared to last year
Surrey Townhomes
The benchmark townhome price across Surrey was $772,700, representing:
- Down 1.1% from June
- Down 7.7% compared to July 2025
If you're searching in communities such as Fleetwood townhomes, Clayton townhomes, Guildford townhomes, South Surrey townhomes, Cloverdale townhomes, or Newton townhomes, you'll likely find considerably more inventory available than buyers experienced just a few years ago.
My Thoughts on Today's Market
While affordability has improved significantly, buyer confidence has been slower to return. Many purchasers continue to wait for greater economic certainty before making a move.
Ironically, that hesitation is exactly what's creating today's opportunities.
Buyers who are financially prepared have more inventory to choose from, more time to evaluate properties, and stronger negotiating leverage than we've seen in several years.
For sellers, success hasn't disappeared—it simply requires a more thoughtful strategy. Professional photography, compelling marketing, realistic pricing, and expert negotiation have become more important than ever.
