Surrey Townhome Market Update: September 2026 Prices, Sales and Buyer Opportunities

Surrey townhome prices remained below last year’s levels in September 2026, but the latest Fraser Valley Real Estate Board statistics show that conditions varied across the city.

The City of Surrey townhome benchmark price was $758,600, down 6.6% from September 2025 and 0.8% from August 2026. Meanwhile, Surrey recorded 126 townhome sales, slightly more than August but fewer than a year earlier.

For buyers and sellers, the key is understanding what is happening in the neighbourhood—and townhouse complex—you are considering.

Surrey Townhome Prices: September 2026 at a Glance

FVREB reporting area Townhome benchmark price Change from August 2026 Change from September 2025 September sales
City of Surrey — combined* $758,600 −0.8% −6.6% 126
Central Surrey $749,600 +0.2% −3.9% 47
Cloverdale $754,300 −0.4% −5.6% 28
North Surrey $680,400 −0.1% −8.0% 5
South Surrey / White Rock** $797,100 −2.8% −11.2% 47

The City of Surrey combined figures include North Surrey, Central Surrey, Cloverdale and South Surrey, excluding White Rock.

*FVREB reports South Surrey and White Rock together in its area breakdown. These figures should not be treated as South Surrey-only statistics.

A benchmark price represents a typical home tracked through the MLS® Home Price Index. It is not an average sale price or an estimate of what every townhome is worth.

Surrey Townhome Sales Were Steady Compared With August

Surrey’s 126 townhome sales were 1.6% higher than August, but 7.4% lower than September 2025.

The citywide benchmark was approximately $53,500 below its September 2025 level. That gives buyers a different starting point than they faced a year earlier, although individual properties can perform differently depending on their condition, layout, location and strata.

Interestingly, Surrey’s average townhome sale price increased 2.5% from August to $782,752, while the benchmark declined. These measures can move in different directions because the average depends on the particular homes that sold during the month.

An increase in the average does not necessarily mean that comparable townhomes increased in value.

Central Surrey: A Stable Benchmark, but Fewer Sales

Central Surrey’s townhome benchmark edged up 0.2% from August to $749,600, while remaining 3.9% below September 2025.

Sales slowed to 47, down from 53 in August and 63 a year earlier. There were 442 active townhome listings at month-end.

Dividing September sales by month-end active listings gives a sales-to-active-listings ratio of approximately 10.6%. Using the report’s general balanced-market range of 12%–20%, that suggests conditions favouring buyers in this reporting area.

For sellers, a relatively stable benchmark does not remove the need to price competitively. Buyers still have alternatives to compare.

Cloverdale: A Different Balance of Supply and Demand

Cloverdale recorded 28 townhome sales and 138 active listings, producing a calculated sales-to-active-listings ratio of approximately 20.3%.

Its benchmark price was $754,300, down 0.4% month over month and 5.6% year over year.

The ratio sat just above the report’s general balanced-market range. However, one month of activity does not establish a lasting trend or mean every property will attract multiple offers. Complex-level sales and competing listings remain essential when setting a price or preparing an offer.

South Surrey / White Rock: More Sales Alongside Lower Prices

The combined South Surrey / White Rock area recorded 47 townhome sales, up 42.4% from August and 62.1% from September 2025.

Despite the increase in sales, its benchmark fell to $797,100, down 2.8% in one month and 11.2% year over year.

With 283 active townhome listings, the calculated sales-to-active-listings ratio was approximately 16.6%, within the report’s general balanced-market range.

This is an important distinction: stronger sales activity can occur while prices continue to soften.

What This Means if You Are Buying a Surrey Townhome

September’s statistics support taking a careful, property-specific approach. Lower benchmark prices do not automatically make every listing good value.

When comparing townhomes, consider:

  • Recent sales in the same complex or closely comparable developments.
  • Strata fees, contingency reserves, depreciation reports and potential special levies.
  • Layout, parking, outdoor space and upcoming maintenance.
  • Your total monthly ownership cost and financing options.

Across the Fraser Valley, townhomes that sold took an average of 38 days to sell. That is a regional figure, not a Surrey-specific timeline or a prediction for an individual listing.

What This Means if You Are Selling

The September data supports pricing from recent comparable sales rather than last year’s expectations.

Your home’s value depends on more than a citywide benchmark. An end unit, renovated interior, functional floor plan or desirable location may affect how buyers compare it with other listings.

Review both what has sold and what buyers can purchase today. Active listings show your competition; completed sales provide evidence of what buyers have paid.
